What to Know When Apartment Hunting in San Jose

Apartment Options:  San Jose can offer renters a wide array of apartments and rental properties to choose from, ranging from studios and one bedrooms, to larger duplexes and townhouses.  The San Jose rentals market is fairly well-established and sophisticated, meaning that you have a wide choice in housing available to you, but the application criteria are relatively stringent.  Be prepared to pay a substantial deposit and ensure that all of your financial documents are in order.  You will need to provide references to your prospective landlord as well, so it might be a good idea to have these ready beforehand.  Due to the fact that the San Jose rental housing market is stable, it is common to find yourself signing on to a 6 month or year-long contract, although month-to-month leases are also available.  If you do not plan to live in San Jose for very long, or if you are not really sure you like the neighborhood, then a month-to-month lease is probably the best option for you.

Commuting:  San Jose has a very well connected public transit system that ties all downtown San Jose into all of the surrounding neighborhoods and communities.  However, it is still wise to own a car if you plan in living in San Jose as the system does not expand out into the outlying areas, nor does it take you beyond the city, which is where you want to be if you want to take advantage of all the stunning outdoor activities the area has to offer.  San Jose rentals do offer parking, but it is common to have to pay a parking fee each month.  The other option is to park on the street, and if this is the way you choose to go, you need to make sure to scope out your prospective neighborhood to ensure that there is adequate street parking available.

Crime:  San Jose has a very low crime rate compared to the rest of the country, especially when compared to larger California cities like San Francisco and Los Angeles.  However, every city, regardless of how safe the statistics claim it is, can still fall prey to crimes of opportunity.  For instance, car prowls and thefts are common in a lot of neighborhoods across the country, regardless of how safe they might be otherwise.  Given this unpalatable, though realistic fact, it is important for anyone looking for San Jose rentals to really take the time to study their prospective neighborhood.  Take the time to walk around the neighborhood, to try the restaurants, and if you're not too shy, to talk to some of the locals. Make sure to stop by at night at least once, so that you can see what the neighborhood is like after dark – is it safe and comfortable, or does it feel unfriendly and dangerous?

Renter's Insurance:  A lot of cities and states these days recommend that renters take out a rental insurance policy that covers their home and its contents against theft and property damage.  While most renters feel perfectly safe ignoring this sage advice, if you plan on getting San Jose rental housing, it is vital to get that insurance policy. There is one simple reason for this.  Even if you are willing to take the risk that you will never get robbed, you cannot take the risk that you won't go through an earthquake.  Policies that protect you in such a situation are available to both home owners and renters and in fact, some rental agencies and building managers insist that all of their tenants take out renter's insurance that includes earthquake coverage.
